Our Approach
At South Capital, we pursue value-add multifamily opportunities with a disciplined focus on both capital preservation and outsized returns. Each investment is underwritten with the goal of generating an average annual cash yield of 8% or greater, and a targeted internal rate of return (IRR) of 17% or more over a 5-year hold period.
We leverage the full life-cycle experience of our investment team—from acquisition and repositioning to stabilization and exit—to reduce risk and create durable equity growth. Our approach combines conservative underwriting, hands-on operational oversight, and a clear alignment with our Limited Partners to maximize upside while safeguarding downside.
South Capital invests in landlord-friendly Southeast markets with strong demographic tailwinds, seeking properties where operational improvements and strategic renovations can drive long-term value creation.

Our Team
Stephen Provost is the Founder and CEO of South Capital LLC. Stephen brings deep operational and leadership expertise, with over two decades of experience as a real estate operator and as the founder of a nationally recognized retained executive search firm. He is known for disciplined execution, strategic growth planning, and high-integrity stewardship of capital.
Stephen is focused on raising capital, investor relations, strategic oversight, and asset management. He is passionate about creating wealth through real assets, preserving investor capital, and building enduring partnerships rooted in transparency and results.
His real estate portfolio currently includes ownership in 110 multifamily units across both Limited Partner and General Partner roles. South Capital targets value-add opportunities in landlord-friendly Southeast markets with strong fundamentals and long-term upside potential.
Stephen is a Massachusetts native who currently resides in Wilmington, North Carolina with his wife and four children. Outside of managing real estate, you’ll find him spending time with his family, deep sea fishing, and volunteering with charitable organizations.
